The cabin is located on Lot 4, Block III within Frio River Place subdivision. The 2004 survey specified the lot to be 1.13 acres with 127.09 feet of Frio River frontage.
The current owners are the original owners of the lot which was purchased soon after Frio River Place was developed and open for purchasing. This particular lot was chosen for its many desirable features which are described below.
A large number of native tree species including mature live oak, cypress, mountain laurel, and cedar cover the lot. The ground cover has been left in its natural state other than for management and maintenance.
The river front is prime for natural hill country beauty and recreational swimming. As of August 2025, the river depth at its deepest part is approximately chest level for an average size adult. Massive cypress trees and sycamore create a very picturesque canopy over the clear river water.
The lot has a natural upward slope from the river to the cabin which allows for a partial view of the river from the back porch.
This natural slope has the positive effect of decreasing the odds of any flood waters reaching the cabin. Additionally, the opposite side of the river is flat and water tends to overspill towards FM 1120 with flooding. The 2004 survey includes the statement: “The floor line elevation of the house on this plat is above the 100 Year Flood Bounty.”
