Cabin

Frio Construction out of Concan, Texas constructed this custom build in 2004. It sits on a concrete slab foundation and is finished with masonry stone on the exterior. The metal roof is 29-gauge V-crimp. 

A six-foot wide covered porch runs the entire expanse of the front of the cabin making for pleasant viewing of evening sunsets. The full-length rear covered porch is ten-feet wide and is an excellent location for enjoying soft hill country breeze, bird watching, and viewing the river to the north. Both porches are enhanced with stained cedar posts. The rear porch has two ceiling fans. 

The interior floor of the cabin feature ceramic tile throughout with naturally stained interlocking wood planks on all interior walls. Two Hunter ceiling fan/light combinations are in the main living area. A custom stone fireplace situated on the river facing wall highlights the living area. The cabin has good natural light due to the many double-paned windows. All windows have blinds and double hinge locks, as well as screens. All cabinetry in the kitchen and bathrooms is custom build stained pine with ceramic tile countertops. 

Interior living space is approximately 1,500 square feet. The front entrance leads directly into the main portion of the cabin which consists of an open design with a kitchen, dining area, and living area. Offset to south side of the cabin is the master bedroom with en-suite full bath and walk-in closet. The bathtub is an upgraded deep tub/shower combo. Built-in cabinetry holds two full size sinks along with storage space. The north side of the cabin offset from the main living area consists of two bedrooms separated by a small hall and full bath. The third bathroom is located on the south side of the cabin adjacent to a small hall and an utility room.

The kitchen appliances include an electric range with oven, over-the-stove microwave, dishwasher, and refrigerator with ice maker. All appliances will remain. 

A top loading washer and front-loading dryer will also remain. 

The cabin has central heating and air. A new 4-ton 14 SEER heat pump was installed in June 2023. 

The property includes a free-standing 10 x 16 “Tuff Shed” storage shed that was constructed on a concert foundation.

Electrical service is provided by Bandera Electric Cooperative. Hill Country Telephone Cooperative provides fast speed fiberoptic internet. Both services are run underground into the cabin.

Water is provided by Real Water Supply Corp – a local entity that also supplies well water to Frio River Place and the adjacent River Tree subdivision. 

A traditional septic tank is installed on the south side of the lot. 

Most of the furnishings, including kitchen sundries and small appliances, will be included with the sale. The owner reserves the right to take family keepsakes and other decorative items.
